Four zones, four design conversations.
Beachside zone (Mermaid Beach, Burleigh Heads, Palm Beach, Currumbin, Coolangatta, Miami, Nobby Beach): narrow 500–750m² blocks, original 1970s–1990s pool stock now in the resurface window. Side-access constraint usually means small fibreglass or compact concrete rectangular; ageing pebble interiors need quartz or full-tile redo.
Canal-estate zone (Sanctuary Cove, Sovereign Islands, Paradise Point, Hope Island, Runaway Bay, Broadbeach Waters): high-spec waterfront blocks, freeform concrete with infinity edge or sun-deck, glass fencing to maintain canal view, premium tile finishes. Mandatory pool-side tidal-zone setback under City of Gold Coast canal-corridor rules — we’ve been doing these since 2018.
Hinterland zone (Mudgeeraba, Tallai, Tamborine, Worongary, Maudsland): acreage 1,000m²–5ha+ blocks on granite-based hinterland soil. Freeform concrete pools, often with large surrounding deck or pavilion. Bushfire BAL ratings apply to surrounding decking/cabana but the pool structure itself isn’t BAL-rated.
Northern growth-corridor zone (Robina, Helensvale, Hope Island land-side, Coomera, Pimpama, Ormeau): newer 2000s+ master-planned estates, mix of new fibreglass installs and existing 1990s–2000s pools entering their first resurface window. Family-led design.
Pool stock age — where the work is in 2026.
- 1970s pools (pre-AS 1839): Most have been replaced once. Surviving ones often have hand-built construction details that need careful structural assessment. Bring in a builder, not a resurfacer.
- 1980s pools (original Gold Coast suburban wave): Have already been resurfaced once. Now on 2nd or 3rd resurface, or considering rebuild. Equipment is fully end-of-life.
- 1990s pools (peak Gold Coast build wave): RIGHT IN THE RESURFACE WINDOW. Original pebble surfaces are scrapy and chemically tired. About 35% of our 2026 work is 1990s pebble→quartz or pebble→tile re-interior.
- 2000s pools: Entering 1st resurface window. Salt-chlorinator equipment is in 2nd or 3rd replacement cycle.
- 2010s pools: Still in good shape. Equipment lifecycle starting to hit (pumps and chlorinator cells).
- 2020s+ new builds: Mostly fibreglass shells in new northern estates; concrete for canal blocks and architectural acreage.
QBCC + planning — single-LGA simplicity.
- QBCC licence: Required for all pool construction, resurfacing and substantial renovation in QLD. We hold Class 1 Builder + swimming pool contractor endorsement.
- Form 17: Compliance certificate lodged with private building certifier. Standard pools self-assess (no planning DA needed).
- Form 23: Pool Safety Certificate from registered Pool Safety Inspector before final approval. 5-year renewal cycle for sale/lease.
- Single council: City of Gold Coast is the only LGA across the whole region — one set of rules, one fee schedule, one inspection regime. Unlike Brisbane (BCC + 4 surrounds) or Sydney (40+ LGAs).
- Canal-corridor approvals: Sanctuary Cove, Hope Island and Sovereign Islands canal-frontage pools need a tidal-zone setback check + sometimes a Maritime Safety Queensland sign-off if structure encroaches over high-water mark. We coordinate.
