Coping replacement.

The coping is the edge stone where the pool wall meets the surround. Original 1990s pools usually have concrete bullnose coping that’s now chipped, cracked, and showing efflorescence. Modern replacement options:

  • Travertine bullnose: Warm cream tone, slip-resistant. Cool underfoot in QLD heat. $180–$280/lineal metre. The current Gold Coast standard.
  • Bluestone / basalt bullnose: Modern dark grey, contemporary look. $220–$320/lin m.
  • Limestone bullnose (Sareen, Crema): Soft white, beachy. Heats up more in direct sun. $200–$300/lin m.
  • Drop-edge / rebated coping: Modern flush-look with hidden water line. Premium. $280–$420/lin m.

Surround paving upgrade.

The 1980s–2000s default surround was stamped concrete or pavers on sand — both shift over time and grow weeds in the joints. Modern replacement: travertine, bluestone, porcelain or natural stone tile on a concrete slab with adhesive set. No more weeds, no more shifting, looks contemporary. $200–$400/m² supplied + laid. Typical pool surround 30–60m² = $6K–$24K.

Glass fence retrofit for Form 23 compliance.

Most pre-2010 pool fences are powder-coated aluminium tube fencing. Compliant when built but often non-compliant under current Queensland Development Code MP 3.4 due to: missing 900mm climbable zone, latch height below 1500mm, gate not self-closing from 0°, etc. For a sale Form 23 you need full compliance. Modern frameless or semi-frameless glass fencing solves these issues AND looks better. Retrofit cost: $4K–$12K for typical surround.

Structural crack repair.

Hairline surface cracks (under 1mm wide) are cosmetic only and can be sealed during a resurface. Anything over 1mm wide or actively leaking water needs structural attention — epoxy injection from inside the shell, sometimes with an external waterproof patch from the surround side. $800–$5,000 depending on crack length and access. If you see cracking near a corner or in the floor, the underlying issue might be hydrostatic-uplift damage (water-table pressure) or settlement — we investigate before patching.

Leak detection & repair.

Pool losing more than 5mm/day overnight (after accounting for evaporation) has a leak. Diagnostics:

  • Bucket test: rule out evaporation vs structural loss
  • Visual scan for cracks, separated tile, failed coping
  • Dye test at suction and return points
  • Pressure test plumbing lines
  • Underground listening device for buried-pipe leaks

Most Gold Coast leaks are at plumbing fittings (skimmer throat, return jet, suction port) or compromised coping seal rather than the pool shell itself. Typical repair $400–$3,000. Plumbing-line leak under coping = $2K–$8K (excavate, repair, refit).

  • Coping + paving combo: Strip back old, lay travertine throughout. $15K–$30K.
  • Coping + glass fence + paving: Full surround makeover. $22K–$48K.
  • Resurface + coping + glass fence: Most popular full-rejuvenation package. $30K–$60K.
  • Equipment + surround + lighting: “Modern” without touching the pool. $12K–$25K.
  • Pre-sale Form 23 remediation: Fence + minor cosmetic. $6K–$15K.
